Alameda County has allocated funds from bond A1 to help promote homeownership for households who live and/or work anywhere within Alameda County.AC Boost requires that only one person in a household is required to live or work in the County limits. The funding is made to be available to two homebuyer categories. Households who have combined incomes that are equal to or less than 100% of the County’s Area Median Income (AMI) will be eligible for up to a $150,000 subsidy. Households between 100% and 120% of the County’s AMI will be eligible for up to a $100,000 subsidy. Seventy five (75) eligible households will be entered into a down payment assistance lottery.
BAAHA is not the AC Boost administrator. AC Boost is administered by the County and its administrative partner, Hello Housing. For more information about the AC Boost program, visit https://www.acboost.org. Participation in AC Boost requires a HUD-seminar certificate. BAAHA will be providing HUD-certified education seminars in both Hayward and San Leandro. Read on to learn about first time homebuyer seminars for Hayward and San Leandro workforce and residents.
Certified homebuyer education will be required to submit a First Time Homebuyer Counseling Form and Homebuyer Education Certificate to BAAHA. A homebuyer education certificate is also a part of the eligibility requirements for Hayward and San Leandro homebuyer programs. BAAHA will be coordinating HUD-certified education events for both Hayward and San Leandro. the next seminar near you. BAAHA will send you an update with event details, such as date, time, and place, as well as a reminder about the event.
Once you has completed their homebuyer education from a HUD-certified hombuyer education provider, you may submit a First Time Homebuyer Counseling Form with your HUD-education certificate to BAAHA. The form is not an application for a subsidy or program, but is used by BAAHA to determine a household is eligibililty to participate in a homebuyer program, and/or if a household is eligible for free homebuyer counseling offered by the respective city. The counseling form is also used to screen a household's applicability for a below market rate home (BMR) in wither Hayward or San Leandro.
Not to be confused with homebuyer education, counseling is conducted by a HUD-certified agency, on a one-on-one basis. Some households may be eligible for free homebuyer counseling. Homebuyer counseling varies slightly between agencies, but may cover a variety of topics, such as credit recovery, debt management, budgeting, saving, and other topics to help you prepare for homeownership.
